Villa Painting in Auckland: The Pre-1980 Checks That Decide the Job

Quick answer: Villa painting in Auckland is decided long before the topcoat. Presume any pre-1980 paint contains lead, get the timber down to 14 to 18 percent moisture, and let those two facts set your colour.

Most villa repaint quotes are written from the footpath. Someone walks the boundary, counts the weatherboards, notes the two-storey gable, and prices the job on area. That estimate can be out by a factor of two, and not because anyone was trying it on. It is out because the two things that actually govern the job are invisible from the street: what is buried in the paint layers, and what condition the timber underneath is in.

Auckland has an unusual concentration of these houses. The Unitary Plan alone names special character areas across Herne Bay, Parnell, Epsom, Remuera, Mission Bay, St Heliers, Devonport and Stanley Point, Northcote Point, Birkenhead Point, Balmoral and Helensville. Add the villas and bungalows sitting outside any overlay in Grey Lynn, Mt Eden, Ponsonby, Kingsland and Sandringham, and a very large share of the city’s housing stock predates 1940.

Every one of those houses should be treated as lead-painted until someone proves otherwise. That isn’t a Superior Painters house rule. It is WorkSafe’s own position: if a building was built in the 1980s or earlier, it is best to presume it has been painted with lead-based paint. What surprises people is the second half of the advice. WorkSafe doesn’t tell you to strip it off.

This guide walks the four decisions that decide whether a villa repaint lasts eight years or three. What is under the paint. What state the timber is in. Which primer that timber demands, which on a villa is not always the obvious one. And why three separate New Zealand authorities, for three completely different technical reasons, all point at the same conclusion about colour.

What Villa Painting in Auckland Actually Starts With: The Paint You Cannot See

A 1910 villa in Grey Lynn has been repainted somewhere between eight and fifteen times. Each of those coats sits on top of the last. The surface layer might be a modern acrylic from 2011, and underneath it, in order, sits every decision the previous owners made. Redecoration covers earlier layers rather than removing them, which is why lead-based paint is likely to be present in most older domestic properties even when the top coat is perfectly modern.

Pre-1980 Means Presume Lead

The WorkSafe timeline is specific enough to be useful on site. White lead and lead sulphate were used as white pigments in domestic paints until the mid-1960s. Lead chromate, the yellow pigment, stayed in domestic paint until the late 1970s. Red lead, the steel primer, is known to have been used as a wood primer until the 1980s. Calcium plumbate was widely used as a roof coating for iron roofs from 1958.

Prior to 1945, white lead was extensively used as a pigment in paint before titanium dioxide progressively replaced it. On a villa built in 1905 and repainted through the 1920s, 1940s and 1960s, you are not looking at one lead layer. You are looking at several.

Houses built after 1970 are generally considered to have low lead content paints. Even then, WorkSafe records evidence that some properties built between 1970 and 1980 were still being painted with lead-based paints, which is why the presumption line sits at 1980 rather than 1965. A 1974 brick-and-tile in Pakuranga gets the same treatment as a 1908 villa in Ponsonby.

🎨 Painting tip: The simplest test for lead in paint is a 5 percent sodium sulphide solution. Cut a 1 cm notch through to bare wood with a clean knife so the diagonal face exposes every layer, then rub the solution on with a clean cotton bud. Brown or black means lead is present. Paint shops and some pharmacies sell the solution, some paint shops will test flakes in store, and public health units test paint flakes for free.

Removing It Is Usually the Bigger Risk

Here is the part that changes how a villa repaint gets scoped. WorkSafe’s guidance is blunt about it: if lead-based paint is present in a house, it is not necessarily a danger to health, and removing it is likely to cause a greater risk of exposure than leaving it in place and monitoring its effects.

That leaves two options. If the lead-based paint is in good condition, overcoat it with a non-hazardous surface coating. If it presents a danger because of its position or its condition, remove it and redecorate. Overcoating is the default on a sound villa, and stripping is the exception you argue for, not the other way round.

The exceptions matter, and they land on exactly the places a villa fails first. Overcoating is unsuitable where the lead-based paint layer may be flaking due to loss of adhesion or has been damaged. It is also unsuitable where surfaces can be chewed by children or animals, and WorkSafe names them: door architraves, window sills, door handles, anything a small child can reach or put in their mouth. On a villa with a toddler in the house, the sills and the front door architraves get a different specification to the weatherboards.

What a Safe Villa Repaint Looks Like on Site

Preparation for repainting or overcoating still means roughening the surface and removing flaking paint, and WorkSafe is clear that the precautions required are essentially the same as those for full removal. The waste volume is smaller. The dust is the same dust.

Two methods do most of the damage, and both turn up on cheap villa jobs. Power sanding, unless the device is fitted with high-efficiency filters or dust collection systems, produces considerable dust that then has to be controlled. Open flame methods such as LPG or blow torches produce lead fumes and put the operator directly in them. Neither is recommended unless strict safety measures are taken.

What replaces them is slower and far less dramatic. A scraper with a tungsten blade removes paint in large particles that are easier to manage. Wet sanding, where the block and paper are dipped in a bucket of water first or the surface is sprayed before sanding, keeps airborne dust down. Disposable polythene ground sheets go underneath, sized to contain everything, and tied under the scaffold where there is one.

Then comes the cleanup, which is where most jobs get sloppy. Dust comes up daily where practicable, using a vacuum fitted with a HEPA filter, which catches 99.97 percent of particles 0.3 micron or larger. A standard domestic vacuum cleaner isn’t capable of that. After vacuuming, surfaces get wiped with a damp cloth and a detergent, because detergent improves cleaning efficiency. Debris and used cloths go straight into polythene bags and are sealed before disposal.

Important note: Never burn or bury lead-based paint debris or lead-painted timber, and never put old villa offcuts on the fire. Burning spreads the contamination rather than disposing of it. Small amounts of debris can go into the household refuse collection, but for larger quantities WorkSafe says to check with the local council, because disposal at a controlled landfill may be required.

Occupants come into it too. WorkSafe asks that children and pets are kept away from the work area and do not eat or play with paint debris, and it accepts that on some jobs the house needs to be vacated before work proceeds. On an occupied villa in Mt Eden with kids and a dog, that conversation belongs in the quote, not on day three when the scraping starts. Assume the paint is handled properly. The next question is what it has been sitting on.


Reading the Timber Before Anyone Opens a Tin

Old rimu, matai and kauri weatherboards are a better substrate than most modern pine, right up until they are not. A hundred years of Auckland sun, salt and rain does two things to them: it drives the moisture content up and down through every season, and it strips the soft summer growth out of the exposed face, leaving loose fibre that no coating can bond to. Both problems are measurable before the job starts, and both are routinely skipped.

Moisture First: 14 to 18 Percent, Measured Rather Than Guessed

BRANZ puts a number on it. Weatherboards should only be painted when dry, and when applying primer on site the timber moisture content should be 14 to 18 percent, using a correctly calibrated moisture meter to measure if you are unsure. That is the figure, not a rule of thumb about waiting a couple of dry days.

Auckland makes this harder than it sounds. A south-facing wall in Titirangi under bush cover in July is a completely different reading from a north-facing wall in Howick in February, on the same day. The boards that hold moisture longest are the ones nobody thinks about: under deep eaves where rain never reaches but air never moves either, behind hedging, and along the bottom board where splash-back off a path keeps the end grain damp.

BRANZ also points at the standard the whole job should be run to, AS/NZS 2311:2017 Guide to the painting of buildings, which is the current edition and covers the design, application and maintenance of decorative paint systems. If a quote references a standard at all, that is the one it should be naming.

🎨 Painting tip: Ask whoever is quoting your villa whether they carry a moisture meter and what reading they will accept before priming. It’s a fair question, and the answer tells you a lot. Why We Do Not Put a High-Pressure Lance on an Old Villa

This is where a lot of villa damage originates, and it usually happens in the name of good preparation. BRANZ says it plainly for timber weatherboards: avoid using high-pressure waterblasters, which can push water through the gaps between boards. On a villa with shrunken boards, gaps at the laps and no building wrap behind them, a 3000 psi lance is a hose pointed into the wall cavity.

The confusing part is that high pressure is exactly right on other surfaces, which is how the habit spreads. Resene’s own data sheets recommend waterblasting at 21,000 kPa, or 3000 psi, as the best surface preparation method before painting weathered cementitious surfaces or galvanised steel. Same tool, same site, opposite call depending on the wall in front of you. A plastered 1990s townhouse in Albany and a 1912 villa in Devonport are not the same job.

What old weatherboards want instead is a soft wash that lifts dirt, salts, moss and mould without driving water anywhere. Where moss and mould are present, Resene specifies treating them with a dedicated moss and mould killer rather than scrubbing them off, because the spores survive mechanical removal and come back through the new film. That is the same distinction we set out in house washing versus water blasting, and on a character home it isn’t a close call.

Weathered Timber Is a Different Substrate

Here is the number that surprises most people, including some painters. Resene’s data sheets state that any timber exposed to weather for more than one week requires thorough sanding of the surface, or treatment with Resene TimberLock, before coating. One week. Not one season.

That has real consequences on a villa. Strip a run of boards back to bare timber on the Friday, get rained out for a fortnight, and the bare face you come back to is no longer the surface you prepared. The same applies to replacement boards left stacked in the weather, and to any scarf joint or cut end that sits open while the job waits on the forecast.

TimberLock exists for exactly this. It is a penetrating preserver and conditioner that increases the water, fungal and UV resistance of the wood surface itself, and it can regenerate wood fibres laid bare by UV and weather attack and re-build them into a wood-like material. It repairs degraded timber surfaces rather than hiding them, which on a hundred-year-old weatherboard is a genuinely different outcome to another coat of filler.

It has limits to know before anyone specifies it. It will not kill existing mould, so the moss and mould treatment still has to happen first. It will not penetrate through existing coatings, so those areas need wiping off. It loses reactivity if the product is contaminated with water. It takes 24 hours to dry and 24 hours before recoating. And it must be overcoated, so it is never the finish.

Coastal Villas Carry Salt Inside the Bare Timber

Devonport, Herne Bay, St Heliers, Mission Bay, Milford. Every one of those suburbs sits in the character belt and takes salt spray, and the two problems compound in a way most people never hear about.

Resene’s Quick Dry data sheet spells it out: exposed bare or cracked timber usually accumulates windblown salt, and before using a totally waterborne system that salt must be removed by prolonged washing with freshwater. The alternative is to use a solventborne undercoat instead. Prolonged washing, not a rinse. Skip it and you have trapped a salt layer between the timber and a waterborne primer, which is a slow adhesion failure waiting for its first hot summer.

BRANZ adds the maintenance half of the picture. Highly exposed homes next to beaches with sand and salt spray may need additional coats and additional maintenance to hold an acceptable appearance over the long term. All claddings benefit from a gentle wash, especially under eaves and overhangs, to remove marine salts and other contaminants, and BRANZ says that washing should be done at least annually.

Under the eaves is the counter-intuitive bit. Those are the boards that never get rain, so they never get rinsed, so salt and grime build up there faster than anywhere else on the house. It is the reason the gentle wash we use on older weatherboards starts at the top and works the sheltered faces hardest, and why an annual wash does more for a villa’s paint life than almost anything else an owner can do themselves.

Important note: Salt, moisture and weathered fibre are three separate problems with three separate fixes. Washing removes salt. Time and season fix moisture. TimberLock or sanding fixes fibre. A single pass with a water blaster addresses none of them properly and can make two of them worse.

Primers, Matai and Totara: The Character Home Detail Most Quotes Skip

Ask ten Auckland painters which primer goes on bare villa timber and most will say an oil-based wood primer, because for a century that has been the right answer. On a villa it is sometimes the wrong one, and the reason is printed on the data sheet.

Two Primers, and the Timber Decides Which

Resene Wood Primer is an oil-modified alkyd built for exactly this work. It has excellent adhesion to timber and old paint, which makes it ideal for spot priming on repaint jobs, and it carries built-in resistance to mould and to nailhead corrosion. That last property matters more on a villa than on anything modern, because a hundred-year-old wall is held on by hundreds of nail heads that have been rusting quietly since the 1920s. It covers 12 square metres per litre at 46 microns dry film thickness, dries in six hours at 10°C and recoats at 24 hours.

Then there is the limitation almost nobody reads. Resene Wood Primer is not suitable for priming matai, spotted gum or totara, and Resene directs those timbers to Resene Quick Dry instead.

Read that against a villa. Matai and totara are native timbers that turn up constantly in pre-1940 New Zealand houses, in flooring, framing, joinery, sills and sometimes the boards themselves. Quick Dry is a waterborne primer undercoat with excellent adhesion to substrates including old paint, and Resene names it directly as an ideal primer for matai, spotted gum and totara. It covers 12.5 square metres per litre at 35 microns and recoats in two hours.

Which is to say: the correct primer for the front of your villa and the correct primer for the sills and joinery might be two different products, and the difference is decided by species rather than by habit. Nobody calls that from the footpath.

🎨 Painting tip: If your villa has original joinery and you do not know what it is made of, say so when you get quotes. A painter who asks what the sills are before pricing the primer is telling you something useful about how the rest of the job will be run.

Fill After You Prime, Not Before

This one reverses what most people assume, and it appears as a precaution on both Resene sheets in the same words: fill all nailholes and cracked timber after priming.

The logic holds up on any old weatherboard wall. Prime first and the filler goes onto a sealed, stable surface instead of soaking into thirsty bare timber, so it sits where you put it and cures the way it is meant to. Prime first and you also seal the rusting nail head before you bury it, which is the whole point of a primer with nailhead corrosion resistance. Fill first and you have covered the corrosion, sealed nothing, and given the rust stain a clear run to the surface over the following two summers.

On a villa, this single sequencing decision is often the difference between a wall that looks clean at year eight and a wall stippled with brown dots at year three. It costs nothing. It just needs the crew working in the right order, which is one of the things a 97-point inspection checklist is for.

Do Not Leave Primer Standing Through an Auckland Winter

Primer isn’t a weatherproof coating, and it isn’t designed for exterior exposure uncoated. Resene puts a period on it: exposure for as little as four weeks in the most severe exposures, such as north-facing window sills, may be detrimental to the life of the whole system.

Four weeks. A villa job that primes in May, loses the topcoat window to a wet June and comes back in August has not saved anything, it has spent the client’s money on a coating that then degraded in place. BRANZ makes the same point from the cladding side: primed weatherboards exposed for a long period may require repriming, and if boards have been exposed to the weather for four to six weeks or longer, the advice is to go back to the weatherboard supplier.

This is why sequencing an old-home repaint around Auckland weather is a scheduling problem as much as a painting one. Priming a wall you cannot topcoat within the month is worse than not starting that wall.

What Two Coats Actually Has to Mean

Resene Lumbersider Low Sheen is the workhorse on Auckland weatherboards, a 100 percent acrylic built for maximum durability in exposed conditions, with excellent adhesion to primed and natural substrates, timber, concrete and old paintwork. Two coats is the usual specification, with some colours requiring an additional coat. Theoretical coverage is 12 square metres per litre at 33 microns dry film thickness, minimum recoat is two hours at 18°C, and it should not be applied at temperatures below 10°C or when the temperature is liable to drop below 10°C during the drying period.

Those spread rates are not marketing numbers, and BRANZ explains why they matter. The quality and thickness of the paint system, especially the top coats, has a significant impact on long-term performance. Coating thickness is a direct function of application spread rate, those rates are printed on the container and on the data sheet, and paint companies typically state minimum levels. Not achieving at least the minimum dry film thickness may result in premature weathering and breakdown of the overall paint system, causing early repaints and needless additional maintenance.

Which is the polite technical description of a job that was stretched. A litre spread over 15 square metres instead of 12 saves a fifth of the paint cost and quietly removes a fifth of the film that was doing the protecting. On an exposed villa in Devonport, where BRANZ notes that highly exposed coastal homes may need additional coats rather than fewer, that shortfall shows up early.

Colour on a Character Home: Three Reasons to Go Lighter, and One Council Myth

Charcoal villas have been the dominant look in Auckland’s character suburbs for most of a decade. Walk Sandringham or Kingsland and you will pass a dozen of them. The style question is settled, people love it, and this isn’t an argument about taste.

What gets missed is that three separate New Zealand authorities warn against dark exteriors on old timber, for three completely different technical reasons, and none of those reasons has anything to do with fashion. Taken together they do not say never. They say a dark villa is a specification decision with consequences, and it should be priced and prepared as one.

Reason One: The Lead Underneath

Go back to WorkSafe’s overcoating advice, the strategy that applies to most sound pre-1980 villas. The guidance covers what that overcoat should be: where paint is used, it is essential that the new top coat is light in colour, to prevent undue thermal stress on the underlying coats.

The mechanism is straightforward. A dark film runs hotter in the sun, that heat cycles through the whole stack of old coats beneath it, and thermal movement is what breaks the bond between layers. The barrier you are relying on to contain the lead is only doing its job while it stays intact, and heat is the thing most likely to compromise it.

So on a villa where the strategy is overcoat rather than strip, going dark works directly against the reason for overcoating in the first place. That isn’t a Superior Painters preference. It’s in the guidance.

Reason Two: The Timber Underneath

Resene’s Lumbersider data sheet carries a separate warning with a separate mechanism. Dark colours may cause the rapid drying of damp timber, with the ensuing danger of warping, and a coat of solventborne Resene Wood Primer will slow the rate of drying and lessen that danger.

Read that next to the moisture rule from earlier and the two lock together. If your boards are at the upper end of the 14 to 18 percent band, a dark topcoat is now pulling that moisture out faster than the timber can cope with. Century-old boards that have moved through a hundred Auckland summers already aren’t the timber you want to hurry.

🎨 Painting tip: If you have your heart set on a dark villa, the answer is not to abandon the colour, it is to build the system for it. Get the moisture down first, use a solventborne wood primer where the sheet calls for it, and hold the spread rate honest so the film is at full thickness. Dark colours are a reason to spend more on prep, not less.

Reason Three: The Heat, and a Number to Design To

BRANZ gives the third reason and, usefully, a threshold you can actually specify against. Dark colours absorb heat from the sun and increase the risk of board damage, and for best performance BRANZ recommends selecting colours in a range of 45 percent light reflectance value or greater. It notes this is a requirement of some board manufacturers.

Light reflectance value is on every Resene and Dulux colour chip, so this is a check anyone can run in a paint shop in about a minute. It gives you a defensible line to hold: not “go lighter”, but “45 percent LRV or above”. BRANZ’s wider advice for weatherboards points the same way, recommending premium acrylic top coats of an appropriate colour, usually lighter.

Where a homeowner genuinely will not move on a dark scheme, heat-reflective technology narrows the gap. Resene CoolColour versions of standard colours use infrared-reflecting pigment so the coating absorbs less heat than the same colour in a standard formulation, which is covered in more detail in our guide to exterior house colour schemes for New Zealand homes. It is a mitigation rather than a cancellation. Three warnings do not become zero warnings because of one product.

The Special Character Myth: You Do Not Need Consent to Repaint

Plenty of villa owners in the character belt believe the council controls what colour they paint their house. It’s one of the most common beliefs we hear, and for a straight repaint it’s not correct.

Chapter D18 of the Auckland Unitary Plan is the Special Character Areas Overlay, and it covers a long list of residential areas: Herne Bay, Parnell, Epsom, Remuera, Meadowbank, Mission Bay, St Heliers, Devonport and Stanley Point, Northcote Point, Birkenhead Point, Balmoral Tram Suburb West, Helensville and more. What the chapter controls is demolition and external alterations or additions to a building. It contains no rule requiring resource consent to repaint an existing exterior.

Colour does appear in the chapter, but only as an assessment criterion applied to work that already needs consent. Where a proposal involves an alteration or addition, one of the matters the council will consider is whether the colour scheme is compatible with the age and detailing of the building. That is a discretionary consideration on a consent application, not a standing rule about paint.

For the vast majority of Auckland villas, though, the constraint on colour is not the council. It is the three technical reasons above, and every one of them is inside your control at the specification stage.


Villa Painting in Auckland: Getting the Order Right

A villa repaint is four decisions and they run in sequence, because each one closes off options for the next.

Test the paint or presume it is lead-based, then decide honestly whether you are overcoating or removing. Get the timber clean, dry and sound, with the moisture measured rather than guessed and the salt washed properly out of any bare face. Match the primer to the species and the sequence, filling after priming, and do not leave that primer standing over a wet month. Then choose a colour that the first three decisions can live with.

Do it in that order and a well-prepared Auckland villa exterior will hold for eight to twelve years depending on exposure. Do it out of order, or price it off the footpath, and the same house is back on the scaffold before the decade is out. That is the whole difference, and none of it’s exotic. It is reading the data sheets and working in the right sequence.

Because repainting covers earlier layers rather than removing them, lead paint is likely to be present in most older homes even when the surface coat is a modern acrylic. White lead pigment ran until the mid-1960s, lead chromate until the late 1970s, and red lead wood primer into the 1980s.

Do I have to remove lead paint before repainting a villa?

Usually not, and removing it can be the riskier choice. WorkSafe states that lead-based paint in a house is not necessarily a danger to health, and that removing it is likely to cause a greater risk of exposure than leaving it in place. If the paint is sound, the recommended option is to overcoat it with a non-hazardous coating. Removal is for paint that is flaking, damaged, or on surfaces children or pets can chew, such as sills and architraves.

How do I test for lead paint in an old house?

The simplest test is a 5 percent sodium sulphide solution. Use a clean knife to cut a 1 cm notch through the paint to bare wood so the diagonal face exposes every layer, then rub the solution onto the freshly exposed paint with a clean cotton bud. If it turns brown or black, lead is present. Paint shops and some pharmacies sell the solution, some paint shops test flakes in store, and public health units test paint flakes for free.

Do I need resource consent to repaint a villa in a special character area?

For a straight repaint, no. Chapter D18 of the Auckland Unitary Plan controls demolition and external alterations or additions to buildings in the Special Character Areas Overlay. It contains no rule requiring consent to repaint an existing exterior. Colour appears only as an assessment criterion on work that already needs consent, where the council considers whether the colour scheme is compatible with the age and detailing of the building. Scheduled historic heritage places sit under different rules, so check with Auckland Council if your property is scheduled.

Can I paint an Auckland villa a dark colour?

You can, but three New Zealand authorities warn against it on old timber for three separate reasons. WorkSafe says a top coat over lead-based paint should be light in colour to prevent undue thermal stress on the coats beneath. Resene warns that dark colours can dry damp timber rapidly and risk warping. BRANZ notes dark colours absorb heat and increase the risk of board damage, recommending 45 percent light reflectance value or greater. Heat-reflective formulations such as Resene CoolColour reduce but do not remove the issue.

How dry does timber need to be before painting weatherboards?

BRANZ specifies that weatherboards should only be painted when dry, and that when primer is applied on site the timber moisture content should be 14 to 18 percent, measured with a correctly calibrated moisture meter. In Auckland that reading varies enormously by aspect and season. Sheltered south-facing walls, boards under deep eaves and the bottom board above a splashing path all hold moisture far longer than the rest of the house, so one reading is not enough.

Should you water blast a villa before painting?

Not at high pressure. BRANZ advises avoiding high-pressure waterblasters on timber weatherboards because they can push water through the gaps between boards, which on an old villa means water inside the wall. High pressure is correct on other substrates, and Resene recommends 21,000 kPa for weathered cementitious surfaces and galvanised steel, which is how the habit spreads. Old weatherboards want a soft wash plus a dedicated moss and mould treatment instead.

What primer goes on old villa weatherboards?

It depends on the timber species, which is why villa quotes get this wrong. Resene Wood Primer is an oil-modified alkyd with excellent adhesion to timber and old paint and built-in resistance to mould and nailhead corrosion, which suits most repaint work. Its data sheet states it is not suitable for priming matai, spotted gum or totara, and directs those timbers to Resene Quick Dry. Matai and totara turn up regularly in pre-1940 New Zealand joinery and framing.

Should nail holes be filled before or after priming?

After. Resene lists it as a precaution on both its Wood Primer and Quick Dry data sheets: fill all nailholes and cracked timber after priming. Priming first seals the rusting nail head before it is buried, which is the point of a primer with nailhead corrosion resistance, and it stops filler soaking into thirsty bare timber. Filling first is a common shortcut and it is what produces brown rust stains bleeding through a villa wall a few summers later.

How long does an exterior repaint last on an Auckland villa?

A well-prepared Auckland exterior typically holds for eight to twelve years, with exposure being the main variable. Coastal and west-facing walls fail first. BRANZ notes that highly exposed homes near beaches with sand and salt spray may need additional coats and additional maintenance to hold their appearance. Film thickness matters as much as product choice, because not achieving the minimum dry film thickness can cause premature weathering and breakdown of the whole paint system.

How often should I wash my villa exterior?

At least annually. BRANZ advises that all claddings benefit from a gentle wash, especially under eaves and overhangs, to remove marine salts and other contaminants, and that washing should be done at least annually. The sheltered areas matter most because they never get rinsed by rain, so salt and grime accumulate there faster than on exposed walls. In highly exposed coastal locations, monthly washing may be required.
