Quick answer: Anti mould paint in NZ does not kill mould and it will not stop it coming back on its own. The fungicide sits in the dried paint film and slows regrowth. Resene states that preventing all future mould growth this way is impossible. Kill the mould, fix the moisture, then paint.
There is a conversation we have in Auckland bathrooms about six times a week. The homeowner points at the black speckling above the shower or along the ceiling line, and says some version of the same sentence: “I painted it last year with the mould paint and it’s already back.” Sometimes it is a landlord in Papatoetoe holding a tenant’s photo on their phone. Sometimes it is a couple in a 1960s Glen Eden brick-and-tile who have repainted the same bedroom wall twice.

The frustrating part? They usually did buy the right product. Resene SpaceCote Low Sheen Kitchen & Bathroom, Dulux Wash&Wear +PLUS Kitchen&Bathroom, a tin of something with a mould claim on the label. The product wasn’t the problem. The order of operations was.
Search “anti mould paint” from a New Zealand IP and you get a Mitre 10 product listing, a Dulux product page, a Resene product page and two Reddit threads from the UK. Every result is either selling you a tin or arguing about which tin to buy. Not one of them tells you what the paint companies themselves say about the limits of the technology, and those statements are on the manufacturers’ own websites in plain English.
So that is what this guide does. It quotes what Resene and Dulux actually claim for their mould-resistant products, straight off the technical data sheets and product pages. It explains how to work out where your moisture is coming from before you spend a cent on paint. It walks through the preparation that decides whether the repaint lasts three months or eight years. And because a large share of Auckland mould calls come from rental properties, the last section sets out what the healthy homes standards actually require, which is not what most landlords assume.
What Anti Mould Paint Actually Is, and What the Makers Actually Claim
Start with the mechanism, because almost every disappointment with these products traces back to a wrong assumption about it. A mould-resistant paint is an ordinary waterborne paint with a fungicide dispersed through the dried film. The fungicide makes the surface of the paint a poor place for spores to establish. It does nothing to the air in the room, nothing to the moisture behind the lining, and nothing to mould that is already sitting on the wall when you roll over it.
The fungicide lives in the film, not in the room
Mould spores are in the air of every house in Auckland, all year. No coating changes that. What a fungicidal paint film does is raise the bar for germination on that one surface. If the surface is repeatedly wet, or cold enough that condensation forms on it every night through July, the bar gets cleared anyway. Resene puts it more bluntly than any painter would dare to: on its own MoulDefender page, the company states that the additive “will not necessarily prevent all future mould growth as this is impossible, particularly in very damp areas.”
Read that again, because it is the single most useful sentence on the New Zealand internet about this subject and it comes from the company selling the product. Resene goes on to say the additive “will significantly slow down the growth of new mould, minimising maintenance requirements”, and then adds that “improved ventilation methods, such as extractor fans in bathrooms, will also act to slow down the growth of new mould.” The manufacturer is telling you the paint is one of two levers, and it is the smaller one.
What Resene puts in its kitchen and bathroom range
Resene’s wet-area products carry two additions over the standard versions. The SpaceCote Low Sheen Kitchen & Bathroom data sheet (D311K) lists the product as combining “the benefits of a waterborne enamel with added anti-bacterial silver protection and MoulDefender”, and under performance it says the paint “protects against bacteria with silver and against mould with MoulDefender”. The flat version of the same product is described as having “added MoulDefender to minimise mould growth”, and that verb, minimise, is doing deliberate work.
Two numbers on the D311K sheet decide how a wet-area job gets priced. Theoretical coverage is 11 square metres per litre at a dry film thickness of 37 microns, the usual number of coats is two, minimum recoat time is two hours, and the sheet notes that although the surface is serviceable within 12 to 48 hours, “full print and solvent resistance takes seven days to develop.” That seven-day figure is why we tell clients not to push wet towels or shampoo bottles back against a freshly painted bathroom wall on day two.
Resene Lustacryl Kitchen & Bathroom (D310K) is the semi-gloss sibling, listed for bathrooms, kitchens, laundries, skirtings, timber doors, trim, joinery and window frames, at 12 square metres per litre and 34 microns. What Dulux claims for Wash&Wear +PLUS Kitchen&Bathroom
Dulux takes a similar approach with different branding. Its Wash&Wear +PLUS Kitchen&Bathroom Low Sheen page lists “Mouldshield Technology” and describes a surface “formed by Wash&Wear’s exclusive 101 Barrier Technology” that is “fortified with a powerful mould inhibitor and water-repellent properties”. Dulux also carries a 10-year guarantee against mould growth on this product, which is a genuinely strong commercial signal, though the page footnotes it with “refer to product label for full conditions”. Read those conditions before you rely on the guarantee in a rental, because guarantees of this kind generally assume the substrate was sound and the moisture source was dealt with.
The Dulux product is Eco Choice Aotearoa approved under licence 705019 and is made in New Zealand. Here is the detail most people skim past: Dulux’s own instructions for the product tell you to remove existing mould first, using a proprietary mould killer or “scrubbing with a scouring pad and bleach solution (one part bleach to three parts water)”, left on for 15 minutes and then washed off. Both of the big New Zealand paint companies are saying the same thing on their own websites. The paint is step three, not step one.
The additive that gets confused with the wash
This is the distinction that trips up experienced DIYers. Resene sells two mould-related products that do opposite jobs, and mixing them up is the most common technical error we see. Resene MoulDefender is a fungicidal additive dosed into waterborne paint at the point of sale; Resene Moss & Mould Killer is a hypochlorite wash you apply to the surface and rinse off before painting.
The D80 data sheet for Moss & Mould Killer carries a one-line limitation that settles the argument: the product “cannot be added to paint for use as a fungicide”. Resene’s MoulDefender page explains why the wash alone is not enough either, noting that “fungicidal washes have no residual effect so any ongoing effect must be provided by the paint itself or further maintenance”. Kill with the wash, protect with the additive or a pre-dosed wet-area paint, and control the moisture with ventilation. Those are three separate jobs and no single tin does all three.

Why the Mould Came Back: Read the Moisture Before You Read the Paint Chart
If mould has returned to the same wall twice, the paint is not the variable worth changing. Mould needs a food source, a spore, and liquid water, and the only one of those three you can realistically remove from an Auckland house is the water. Working out where that water is coming from takes about twenty minutes and costs nothing.
The 60% line, and why Auckland sits close to it
There is a published New Zealand threshold for this. BRANZ’s Level guidance notes that NZS 4303:1990 Ventilation for acceptable indoor air quality “recommends relative humidity no greater than 60% in habitable spaces specifically to minimise the levels of allergenic or pathogenic organisms such as fungi and dust mites”. Sixty per cent relative humidity is the number to buy a cheap hygrometer for. Level gives 40 to 60% as the range for optimum occupant comfort.
The same page sets out how far New Zealand bedrooms drift past it. Level records daytime relative humidity ranging from 30 to 65% in a dry house and 50 to 75% in a damp one, and states that “cold bedrooms can have relative humidities of 80% to 90% at night-time”. It also gives the figure that explains why a closed bedroom fogs up: a person exhales approximately 200 millilitres of water vapour per hour while awake and approximately 20 millilitres per hour during sleep. Two adults, eight hours, a shut door and a cold south wall. That’s a predictable outcome, not bad luck.
Auckland’s outdoor air is not helping. NIWA’s regional climatology, The Climate and Weather of Auckland, states that “relative humidity is high in all seasons throughout the region due to the influence of the surrounding sea and the lack of any large mountain masses”. NIWA’s Table 19 records mean 9am relative humidity at Auckland Airport climbing from 77% in January to 88% in June and July. That’s the air you’re ventilating with. It is also why the same paint system behaves differently here than it does in Central Otago.
What the pattern on the wall is telling you
Mould does not appear randomly. Where it lands is a diagnosis, and after enough Auckland jobs the patterns become predictable. Read the shape before you read the label on the tin.
Even black speckling across a ceiling, worst in the corners, usually means condensation and insufficient air change rather than any leak. Growth confined to the strip above the shower is steam that has nowhere to go, and it points straight at the extractor fan. Mould in a vertical stripe pattern across a wall is the one people misread most often: Level notes that condensation “becomes apparent by mould growth on walls and ceilings” and that pattern staining “identifies the location of timber framing behind the wall lining”, because the framing conducts heat out and the lining over it runs colder than the insulated cavities either side. No paint solves a thermal bridge.
Growth behind a wardrobe or behind a bed pushed hard against an exterior wall is stagnant air against a cold surface, which is why Tenancy Services advises tenants to “leave wardrobes a bit open and pull beds and furniture away from walls”. A single localised patch with a defined edge, particularly on a ceiling below a roof or on a wall below a window, is far more likely to be a leak than a humidity problem, and that is a job for a builder or a roofer before it is a job for a painter. Growth in a band along the bottom of a ground-floor wall points at the subfloor.
Condensation, leak and rising damp are three different jobs
Sorting which of the three you’ve got changes who you should be ringing. Condensation is a ventilation and heating problem, and repainting is the last step in fixing it. A leak is a building problem, and painting over it buries the evidence while the framing keeps getting wet. Subfloor moisture is a drainage and ground-moisture-barrier problem, and it will keep pushing damp up into the linings regardless of what is on the walls.
A rough field test: condensation-driven mould is usually widespread, seasonal, worse after winter, and worst on the coldest surfaces. Leak-driven mould is localised, has a distinct edge, and often shows a tea-coloured stain in the middle of it. If the wall feels cold and damp to the back of your hand in the middle of a dry week, you’re not looking at condensation. Tenancy Services makes the same call in plainer terms: if the house is still damp and mouldy after everything reasonable has been tried, “a qualified building surveyor may need to check the property” for a hidden source.
The exterior matters too, and it is the half most people forget. Moss and lichen on the cladding, blocked spouting, a downpipe discharging next to the foundation, and a soaked south wall that never gets sun all raise the moisture load inside. Important note: Mould in a home with a suspected weathertightness failure, or on any pre-1980 surface where lead-based paint may be present, is not a straight repaint. Killing It Properly Before a Brush Touches the Wall
This section is the one that decides whether the repaint holds. Every single mould-resistant product from both major New Zealand paint companies instructs you to remove existing mould before you apply it, and painting over live mould is the reason most anti mould paint jobs fail inside a year. The film is fungicidal, not sterilising. Roll it over a colony and the colony keeps eating the substrate underneath.
First, confirm it is actually mould
On a painted surface, mould and ordinary grime look almost identical, and plenty of walls get treated with a hypochlorite wash when they only needed sugar soap. Resene’s D80 sheet gives the test we use on site: “On painted surfaces, mould can often resemble dirt, making it difficult to visually distinguish. The most common species are black, but others may be brown or green. A simple way to identify mould is to wet the surface and rub it gently; mould will typically feel slimy when damp.”
Slimy means mould. Gritty or greasy means dirt, cooking residue or candle soot, and that comes off with a wash rather than a fungicide. Get this right and you avoid bleaching a wall that never needed it. Hypochlorite will lift colour straight out of adjacent surfaces and fabrics.
Resene Moss & Mould Killer, at the correct dilution
The D80 sheet gives four dilution ratios by severity, and most people over-dilute for heavy growth and under-rinse afterwards. The other number that gets ignored is contact time: Resene specifies leaving the solution on the surface for two to four hours before rinsing, not the two minutes most people give it.

Two practical warnings from the same sheet. Resene notes the concentrate “is water-thin and may be difficult to apply neatly in interior areas” and points indoor users to Resene Mould and Mildew Killer instead. It also warns that the product “is a strong bleaching agent and even diluted can damage or bleach fabrics, textiles, carpets and foliage”, and that you should never add acids or nitrogen-containing materials such as ammonia to it. Bathroom cleaners frequently contain both. Do not mix products in a bucket.
If you prefer a domestic option for a small patch, Tenancy Services recommends white vinegar and specifies the dilution for painted surfaces: “On painted surfaces, dilute the vinegar with water (half and half) to avoid damaging the paint.” Their bleach alternative is one part bleach to three parts water, which matches Dulux’s own instruction of a 1:3 bleach solution left for 15 minutes. Gloves, eye protection and a mask, in all cases.
Sealing what the wash leaves behind
Dead mould still stains, and a tannin or water stain will migrate through two coats of topcoat and reappear as a shadow. This is where a pigmented sealer earns its money, and where the choice between the waterborne and solventborne versions actually matters.
The Resene Waterborne Sureseal data sheet (D42a) is unusually candid about its own limits. It states that “one coat of Resene Waterborne Sureseal will not always hold back gross staining” and that “the source of the stain must be removed”, with solventborne Sureseal as the fallback. It also flags that the waterborne version “is susceptible, particularly when overbuilt, to softening with moisture if exposed to high levels of condensation”, and directs you to solventborne Sureseal “for commercial and residential bathrooms with high-use and/or high-duration showers”.
The sheet is more specific still about the worst spot in the house. “The area immediately above shower stalls will be most affected by steam”, and Resene’s answer is a barrier coat of Resene Quick Dry Primer or an upgrade to three coats of a harder cross-linked topcoat system. On a family bathroom in a rental, where the shower runs four times a morning, that specification difference is the whole job. The D311K sheet adds the wet-area rule for linings: Resene Sureseal “must be used in wet areas, such as bathrooms, kitchens or laundries, on powdery surfaces, fibrous plaster or where plasterboard has yellowed due to prolonged exposure to sunlight.”
After sealing, sand smooth and dust off, which both the D311K and D310K sheets call for, and make sure the surface is genuinely dry before the first topcoat. If It Is a Rental: What the Healthy Homes Standards Actually Require
A large share of the mould calls we take in South and West Auckland come from landlords and property managers, usually after a tenant has raised it. The near-universal assumption is that repainting with an anti-mould product is a compliance action. It isn’t one. Understanding what the rules do and do not say is worth an hour of any landlord’s time.

The regulations do not mention paint, and they do not mention mould
There are five healthy homes standards: heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. Read the full text of the Residential Tenancies (Healthy Homes Standards) Regulations 2019 on the legislation website and the word “paint” appears zero times, and the word “mould” appears zero times. Not once, in any of the five standards.
That isn’t a loophole, and it isn’t an oversight. The standards regulate the conditions that produce mould, which is a far more effective piece of drafting than regulating the symptom. A landlord who repaints a mouldy bedroom with a premium wet-area product and changes nothing else has spent money without moving a single compliance obligation, and will very likely be repainting the same wall next winter.
Ventilation is the standard that bites
The ventilation standard is where most mould-related non-compliance actually sits, and it carries hard numbers. Every habitable room must have at least one window, door or skylight that opens to the outside and can be fixed in the open position, and “in each room, the size of the openable windows, doors and skylights together must be at least 5% of the floor area of that room”.
Kitchens and bathrooms need mechanical extraction on top of that. For fans installed after 1 July 2019, Tenancy Services specifies that in any room with a cooktop, new fans or rangehoods must have “a minimum diameter (including ducting) of 150mm or an exhaust capacity of at least 50 litres per second”, and in any room with a shower or bath, “a minimum diameter (including ducting) of 120mm or an exhaust capacity of at least 25 litres per second”. Fans installed before 1 July 2019 must vent to the outside and be in good working order, and when they stop working they must be repaired or replaced with compliant units.
One clause catches out a lot of Auckland landlords with older positive-pressure systems. Tenancy Services states plainly that “recirculating systems (products like HRV and DVS systems), or fans that do not extract to the outdoors are not suitable to meet the ventilation standard.” A whole-house system in the ceiling does not substitute for an extractor fan in the bathroom. Tenancy Services also advises landlords to “ask installers for the details of the fan diameters, ducting and flowrate in writing” so compliance can be evidenced later.
Moisture ingress, drainage and the subfloor
The moisture ingress and drainage standard requires efficient drainage for stormwater, surface water and ground water, including an appropriate outfall, and the drainage system “must include gutters, downpipes and drains for the removal of water from the roof”. Where a rental has an enclosed subfloor, a ground moisture barrier must be installed if it is possible to do so, and a polythene barrier must be installed in accordance with section 8 of NZS 4246:2016.
For an older Auckland weatherboard on piles, this standard usually does more for interior mould than anything you can buy in a tin. Ground moisture rising into an unlined subfloor is a continuous water supply to the floor and lower wall linings, and a polythene barrier interrupts it. Blocked spouting and a downpipe soaking the foundation do the same thing from the other direction, which is why Tenancy Services leads its mould guidance with “dampness is often from external sources. Check that gutters are clear, and that downpipes and drainage are working.”
Where the obligation to deal with mould actually comes from
So if not the standards, then what? The Residential Tenancies Act 1986 itself. Section 45(1) requires the landlord to “provide the premises in a reasonable state of cleanliness”, to “provide and maintain the premises in a reasonable state of repair having regard to the age and character of the premises”, and separately, at section 45(1)(bb), to “comply with the healthy homes standards”. Those are two distinct duties sitting side by side.
Tenancy Services states the practical position in one sentence: “Rental homes need to be free from mould and dampness before being rented out.” During the tenancy the duty splits, with section 40(1)(c) requiring the tenant to “keep the premises reasonably clean and reasonably tidy”, and Tenancy Services asking tenants to keep the house well-aired and remove any mould as soon as it appears.
The compliance timeline is now fully in force. All private rentals have had to comply with the healthy homes standards since 1 July 2025, and Tenancy Services warns that landlords who do not meet their obligations “are in breach of the Residential Tenancies Act 1986 and may face consequences, like financial penalties of up to $7,200”. Kainga Ora and registered Community Housing Provider properties had to comply by 1 July 2024, and boarding houses by 1 July 2021.
For scale on how common the underlying problem is, BRANZ’s Level notes that in the 2023 Census, 18.1% of New Zealand homes (288,252 dwellings) were always or sometimes damp, and 14% (223,959) always or sometimes had mould larger than an A4 sheet of paper. The A4 threshold is worth remembering, because it is the measure the Census itself uses and it is a useful yardstick at an inspection. Getting an Auckland Mould Repaint Right the First Time
Anti mould paint is a good product doing one narrow job. It slows regrowth on the surface it is applied to, and both Resene and Dulux describe it in exactly those terms on their own websites rather than as a cure. Treat it as the last of four steps rather than the only one and it performs well for years.
The sequence that works is not complicated. Find the water, whether that is a fan that does not vent outside, a room that never gets aired, spouting that overflows, or an unlined subfloor. Fix it, and if it is a rental, check the fix against the ventilation and moisture standards while you are there. Kill the existing growth with a proper fungicidal wash at the right dilution and the full two to four hour contact time, then scrub and rinse. Seal any staining with the correct sealer for a wet area, then apply a wet-area system with a mould inhibitor in it, two coats, and give it the seven days it needs to cure properly.

Does anti mould paint actually work in NZ conditions?
It works for what it is designed to do, which is slow the return of mould on the painted surface. Resene states on its MoulDefender page that the additive will significantly slow the growth of new mould, but also that it will not necessarily prevent all future mould growth as this is impossible, particularly in very damp areas. No. The Residential Tenancies (Healthy Homes Standards) Regulations 2019 do not contain the word paint or the word mould anywhere in the text. The five standards cover heating, insulation, ventilation, moisture ingress and drainage, and draught stopping. The obligation to deal with mould comes from the Residential Tenancies Act 1986 instead, where section 45(1) requires the landlord to provide the premises in a reasonable state of cleanliness and maintain them in a reasonable state of repair.
Does an HRV or DVS system meet the healthy homes ventilation standard?
Not on its own. Tenancy Services states that recirculating systems, products like HRV and DVS systems, or fans that do not extract to the outdoors are not suitable to meet the ventilation standard. Kitchens and bathrooms need an extractor fan that vents to the outside, or a qualifying continuous mechanical ventilation system. For fans installed after 1 July 2019 the minimums are 150mm diameter or 50 litres per second in a room with a cooktop, and 120mm or 25 litres per second in a room with a shower or bath.
What relative humidity stops mould growing indoors?
NZS 4303:1990 recommends relative humidity no greater than 60% in habitable spaces, specifically to minimise allergenic or pathogenic organisms such as fungi and dust mites, and BRANZ Level gives 40 to 60% as the optimum comfort range. Level also records that cold New Zealand bedrooms can sit at 80 to 90% relative humidity overnight. A hygrometer costs very little and tells you more about your mould problem than any paint chart will.
Why does mould keep coming back in the same stripes on my wall?
That pattern is almost always thermal bridging rather than a paint failure. BRANZ Level notes that pattern staining on walls identifies the location of the timber framing behind the wall lining, because the framing conducts heat outward and the lining over it runs colder than the insulated cavities either side. Condensation forms first on the coldest strips. No coating fixes it. Improving heating, ventilation and insulation is the actual remedy.
How long should I wait before using a bathroom after repainting?
Resene data sheet D311K lists SpaceCote Low Sheen Kitchen and Bathroom as serviceable within 12 to 48 hours depending on film thickness, tinter levels and drying conditions, but notes that full print and solvent resistance takes seven days to develop. Showering in the room before that is generally fine, but avoid pressing wet towels, bottles or bath mats against the fresh paint for the first week, and run the extractor fan every time.
Should I use a waterborne or solventborne sealer in a bathroom?
It depends on how hard the shower gets used. Resene data sheet D42a notes that Waterborne Sureseal is susceptible to softening with moisture when exposed to high levels of condensation, and directs you to solventborne Resene Sureseal for commercial and residential bathrooms with high-use or high-duration showers. Resene also recommends a barrier coat of Quick Dry Primer, or three coats of a harder cross-linked topcoat, for the area immediately above shower stalls.
